Property expense ratio: Measuring Operating Costs Against Rental Income
A property expense ratio compares operating expenses with effective gross income. It can help track cost pressure as occupancy and rents change.
Use the Property expense ratio Calculator to enter your own figures and compare the result with the worked example below.
Property expense ratio formula
Expense ratio = Operating expenses ÷ Effective gross income
Worked example
| Item | Example value |
|---|---|
| Operating expenses | 6000 USD |
| Effective gross income | 24000 USD |
| Property expense ratio | 25% |
These are illustrative inputs, not current prices, rates or recommended targets. Where a currency is shown, keep all comparable money amounts in the same currency; conversion examples identify the two sides separately.
How to interpret the result
Use the same expense definition across properties. Debt service and capital expenditure are often analyzed separately.
