Property cash flow: Checking Rental Cash Flow After Debt Payments
Property cash flow subtracts operating costs, debt service and other entered cash costs from rental income. It is closer to cash availability than gross rental yield.
Use the Property cash flow Calculator to enter your own figures and compare the result with the worked example below.
Property cash flow formula
Cash flow = Rental income − Operating costs − Debt service − Other cash costs
Worked example
| Item | Example value |
|---|---|
| Rental income | 24000 USD |
| Operating costs | 6000 USD |
| Debt service | 10000 USD |
| Other cash costs | 1000 USD |
| Property cash flow | 7,000 USD |
These are illustrative inputs, not current prices, rates or recommended targets. Where a currency is shown, keep all comparable money amounts in the same currency; conversion examples identify the two sides separately.
How to interpret the result
Reserve for irregular repairs and capital work explicitly. Positive cash flow in an average year does not eliminate short-term funding needs.
