How this calculation works
Monthly housing cost = P&I + annual tax/12 + annual insurance/12 + monthly HOA.
Principal is home price minus down payment. Principal and interest use the standard fixed-rate amortization formula. Property taxes and insurance are entered amounts, not location estimates.
A worked example
A $240,000 mortgage at 0% over 20 years has $1,000 monthly principal and interest. Add $2,400 annual tax and $1,200 annual insurance for a $1,300 total.
Assumptions and limitations
Excludes PMI, closing costs, maintenance, and rate changes. A down payment below 20% may require additional mortgage insurance. Taxes and insurance can change.
